Lettings Process

Holding deposit

To consider an offer on a property we require a holding deposit equivalent to 2 weeks rent.

Once this payment is received in cleared funds we carry the terms of the offer to the landlord who will then make a decision.

If the offer is accepted by the landlord the holding deposit becomes non-refundable and forms part of the security deposit. In the event of the offer being rejected by the landlord the holding deposit is refunded in full.

Referencing

Tenants renting a property from us will need to provide the following references:

  • Employer's reference
  • Previous landlord reference
  • Bank reference
  • Copy of photo identification

Students renting a property from us will need to provide the following documents:

  • Signed legal guardian / parental guarantor agreement
  • Student status letter
  • Copy of photo identification

Moneys

We require:

  • 1 calendar month's rent in advance
  • 1 calendar month's security deposit (this may vary to anything between 4 and 6 weeks)
  • £75.00 per person administration and contract fee (where contracts are drawn by us)

We can receive payment from all major credit / debit cards.

Moving In

Before keys are released to tenants all references must be in place, the full moneys must be paid and the tenancy agreement must be signed.
